If you are planning to add a detached garage, shed, pole barn, or similar structure to your property, that is larger than 120 square feet (10'x12'), you are required to submit for and obtain a building permit and inspections.
If the structure is 120 square feet or less, but you are adding electrical (outlets, lights), you are required to obtain an Electrical Permit ($47.47) and schedule an electrical inspection.
Requirements for Submitting a Permit Application for a Detached Garage / Shed / Pole Barn or Similar Structure
- Permit Application Form
- Two (2) copies of your Site Plan (see sample Site Plan Diagram)
- Two (2) copies of Construction Drawings including:
a. Floor Plan including outlets, lights, switches and dimensions for floor area, windows and doors (see sample Floor Plan diagram)
b. Elevation Plan showing each side of structure including windows, doors, etc. and the measurement of height from the lowest part of ground to midpoint of roof which is halfway between top of peak and bottom of eave (see sample Elevation diagram). The maximum height allowed is usually 16 feet to midpoint of roof.
c. Section Drawings showing information for roof, trusses, walls and footings (see sample Cross Section diagram). If the structure is being built closer than 3' to a property line, fire-resistive construction is required on the wall parallel to that property line. A notation must be made on the site plan, and details must be sholwn on construction drawings (see sample Fire-Resistive diagram).
- If the proposed structure exceeds 24'x34' (roughly 800 square feet), engineering from a Utah licensed Structural Engineer is required as part of the submitted plans. You'll need to submit two (2) copies of the engineering, both with the engineer's wet stamp (original stamp).

Permit Fees are based on the square footage being finished, but are not charged until all plan reviews are completed and approved. You can call the Building Department at (801) 446-5327 for an estimate of your permit cost (see Fee Calculation Form).
Sumit application and plans to the Building Department at the City Office Building at 13011 South Pioneer Street during our office hours of 7:30 a.m. to 4:30 p.m., Monday through Friday. Remember, the office is closed on State and Federal holidays.
Plan review will take approximately 10 working days, after which we may call with corrections that need to be made to your plans. After the plans have been approved, we will call with the amount of the permit (which pays for the reviews and all inspections which will need to be done). Checks should be made payable to Herriman City. Payments less than $500 can also be made with a Visa, Mastercard or American Express.
Detached Garages/Shed/Pole Barns or Similar Structures typically require three inspections, but may require others as needed (see Required Inspections). Call the Building Department at (801) 446-5327 at least one business day before you wish to schedule each inspection. You may ask for an hour block of time when there will be an adult to meet the inspector at the property.
